Most homes in Radium Hot Springs sell for under $400,000: 58% of Radium sales from July 2024 to July 2026 were below that mark, based on Team Rice's analysis of Columbia Valley MLS® sales. Over the same two years, condos had a median sale price of $305,500 and townhomes $422,500, and both sold at 97% or more of the asking price. Detached houses sold for a median of $635,000 across 25 sales from September 2024 to August 2026. Prices move with the season and with the mix of what sells, so ask Team Rice for the latest Radium numbers before you write an offer.
About 70% of the homes that sell in Radium Hot Springs are condos and townhomes, which is why Radium is known as the valley's lock-up-and-leave community. The rest are detached homes in the village and homes on or beside the golf courses. One resort's fractional and quarter-share intervals made up 75 of the 231 Radium sales recorded from July 2024 to July 2026, and they sell for a small fraction of what whole units in the same buildings cost. Before you compare prices, check whether a listing is whole ownership or a fractional share.
Whether you can run a short-term rental in Radium Hot Springs depends on the property's zone, the type of rental and the strata bylaws. Under the Village's Official Community Plan and Zoning Bylaw No. 528, 2026, a whole-property rental (an STR-Major) is only allowed in the C1, C2 and C3 commercial zones, the RTA zone, the Ridgeview Resort residential area and other areas the plan designates, while a rental of a secondary unit (an STR-Minor) needs the owner or a full-time renter living on the property. Rentals that held a Village licence when the plan was adopted can renew until October 15, 2032, but an STR-Major outside the permitted areas cannot be renewed by a new owner after the property sells. Every short-term rental also needs an annual Village business licence, so Team Rice checks the zone, the bylaw and the strata rules for the specific property before you write an offer.
Radium Hot Springs suits people who want an easy, lower-maintenance place near the hot pools and Kootenay National Park, while Invermere, about 15 minutes south, suits people who want a year-round town on Lake Windermere with beaches, restaurants and services. Radium is mostly condos and townhomes at lower price points. Invermere has more detached homes, with an in-town detached median of $857,500 over the twelve months to July 2026. If you are torn between the two, Team Rice's two-minute community quiz is a good place to start.
Radium Hot Springs is busiest from spring through fall, when golfers, hikers and visitors to the Radium Hot Springs Pools fill the village, and it is much quieter in winter. The village sits at the south entrance to Kootenay National Park, bighorn sheep often walk through town, and the ski hill at Panorama Mountain Resort is under 45 minutes away. If you will be here part-time, ask what the strata fee covers, who clears the snow and who checks on the place while you are away. Team Rice can point you to local property managers and trades.
Most people buying in Radium Hot Springs take nine to twelve months from their first look to a purchase, and the happiest buyers see the village in both summer and winter first. More listings usually come on in spring and summer, and across the Columbia Valley the busiest months for sales are May, August and April. Fall and winter bring fewer buyers competing for the same homes. Team Rice can set up a listing alert for Radium so you see new condos, townhomes and houses as soon as they are listed.
