Five communities, and the differences between them matter more than the map suggests. A twenty-minute drive changes the price, the pace and the kind of
weekend you will have.
The hub. Shops, restaurants, both beaches, the largest developments and the most sought-after addresses in the valley. It is where most people start looking and where a good number of them end up.
Radium Hot SpringsThe front door — the first community you reach driving in from the east. Known for its condos and home to the hot springs, it sits a little farther from the lake and is generally more affordable than Invermere.
Across the lake from Invermere. Quieter and more residential, with beautiful lakefront homes and older recreational cabins that have been in the same families for decades. Very few condos.
Farther south, built around the hot pools and the golf courses. The extra drive from the hub keeps prices down and the pace slower again — good value for people who are here to relax rather than be in the middle of things.
Up the mountain from Invermere. Mostly condos and townhomes, a ski hill in winter and Greywolf Golf Course through the summer. Condo fees run higher because of the resort amenities, and for many buyers, that trade-off is worth making.
Buying a place in the mountains is rarely a quick decision. In our experience, it runs nine to twelve months from first conversation to keys, and the trigger is usually something personal — retirement getting close, an inheritance, or twenty years of family holidays finally turning into "we should just own something here."
So we work at that pace. We send you what comes up, tell you honestly when a property is not the one, and stay in touch through the winter when nothing is happening. Nobody here is going to push you toward an offer to round out a quarter.
