Bighorn Meadows Resort sits along The Springs golf course in Radium Hot Springs, and it is one of the most searched-for property names in the Columbia Valley. It is also one of the hardest to value from the outside, because two identical villas can be worth very different amounts depending on how they are owned. Here is how we answer the value question for Bighorn Meadows owners.
It starts with your ownership type, not your floor plan. Bighorn Meadows properties are deeded, but they sell as whole ownership, quarter shares, and eighth shares, and each of those trades in its own market at its own price level. The honest answer comes from a comparative market analysis against recent sales of the same ownership type in the resort, which DK Rice prepares for Bighorn Meadows owners at no cost and no obligation.
More than most owners expect. A quarter share is not simply four times an eighth, and four quarter shares do not add up to the price of a whole-ownership villa. Each fraction type has its own pool of buyers and its own recent sales, and pricing against the wrong pool is the most common mistake we see. When we value a share, we comp it against what buyers actually paid for the same fraction in the same resort, and nothing else.
Within each ownership type: position and view (golf course, mountains, or toward the Columbia wetlands), villa size and floor plan, and condition. Monthly costs matter to buyers here more than in a typical strata: whole owners pay a strata fee and their own utilities, while shared owners split the unit's full running costs, so a clear, current picture of your fees is part of presenting the property well. We put that picture together as part of the listing.
Interest in Bighorn Meadows climbs through late summer and peaks from September through December, as golf-season visitors turn into fall researchers. Listing in late summer or early fall puts your villa in front of that wave while the resort still shows at its best. Spring works too; December and January are the quiet months.
A deeded fraction is real property, so the same rules apply as any second home in Canada: if it is not your principal residence, a portion of your gain since purchase may be taxable. It is worth a conversation with your accountant before you list, and the number that conversation starts with is what your share would sell for today, which is the part we can answer.
