The Columbia Valley is small enough that people often treat it as one market. It is not — the communities are genuinely different, and which one suits you usually comes down to how you plan to use the place.
Invermere is the main town, with services, a walkable downtown, and a beach on Lake Windermere. The widest range of property, from condos near the water to homes on the benches above town.
Radium Hot Springs is quieter, and the gateway to Kootenay National Park. Strong on condos and resort properties, and often the entry point on price. Worth knowing that Radium has both whole-ownership and fractional-interval properties, and they are very different things.
Windermere is mostly detached homes, many with lake views, for people who want more space and are happy with the ten-minute drive into town.
Fairmont Hot Springs sits at the south end — hot springs, golf, the ski hill, and a mix of everything from lots to homes to resort condos.
Panorama is up the hill from Invermere and built around the resort. Mostly condos and townhomes, and the natural fit if skiing or biking is the reason you are looking.
We also work in Edgewater, Canal Flats and the rural areas around Invermere.
Buying a recreational property is not like buying a house you need to move into next month. Most people we talk to are between 9 months and 2 years out when they first get in touch, and that is completely normal.
It usually starts with a few questions, then a look around when you are next up this way, and it goes from there. There is no urgency from our side. We would rather answer questions for a year and be useful when you are actually ready than push anyone into a decision they have not finished thinking about.
