Panorama Mountain Resort Real Estate Market Report July 2026

Short answer: Panorama's median sale price fell about 14% to $337,500 over the past twelve months — but that drop is mostly a change in what sold, not a fall in value. Condo prices were nearly flat, and the share of sales under $400,000 jumped from 52% to 67%.

The year in numbers

Volume was essentially flat — 44 sales to 42, the steadiest of any area in the valley. The median fell 14%.

That 14% needs unpacking, because the underlying property prices didn't fall anywhere near that much.

Why the median is misleading here

Look at the individual categories: condos down 2.5%, townhouses up 2%, detached up. Not one of them fell 14%.

What changed was the mix. Detached homes — the expensive end — dropped from 8 sales to 4. With half as many high-priced properties in the pool, the median fell even though the properties themselves held their value.
This is the clearest example in the valley of why a headline median can mislead. Panorama's condo and townhouse market, which is 80% of its sales, was stable.

What's unique about Panorama


It's an attached-housing market attached to a ski hill. 45 condo sales and 24 townhouse sales over two years, against 12 detached. Only Radium is similarly weighted toward attached product.

Volume was the steadiest in the valley. While Radium fell 38% and Invermere 30%, Panorama moved from 44 sales to 42. Whatever pulled buyers out of other markets didn't affect Panorama much.

It has a distinct seasonal rhythm — and it isn't summer. Panorama's busiest month is August, but its activity is spread far more evenly across the year than any other area, with real transaction volume in January, February and March. It's the only market in the valley where winter months are genuinely active, which makes sense for a ski-resort community.

Negotiating room is wider than most of the valley. At 95.3% of asking overall, Panorama sits below Invermere (97.2%) and Windermere (97.1%). Buyers here have more room than in the year-round markets.

Watch for fractional ownership. One Panorama complex trades in quarter-share intervals between $65,000 and $134,500. Those are excluded from every figure above, but they appear in raw MLS® data and will distort any Panorama statistic that doesn't 

Timing

August is the peak (12 sales over two years), but the distribution is unusually flat. February and March see nine sales each — figures that would be unheard of in Windermere or Fairmont, where winter is dead.

For sellers, this means the listing calendar is more forgiving here than anywhere else in the valley.

What this means

If you're selling a condo or townhouse: your market was stable. Condos eased 2.5%, and townhouses rose 2%. If you've seen the 14% valley figure for Panorama and drawn conclusions from it, that number doesn't describe your property.If you're buying: at 95.3% of asking, there's more negotiating room here than in Invermere or Windermere. Two-thirds of Panorama sales are now under $400,000, so it's become a more accessible market this year, not a weaker one.If you're an investor: be careful comparing listings. Fractional intervals and whole units sit side by side in the same buildings at wildly different prices, and confusing the two is easy to do from a listing feed alone.
