What is Sable Ridge?
Sable Ridge is a low-rise, whole-ownership strata condo development on Columbia Avenue, on the bench above the village of Radium Hot Springs. It was built in the mid-to-late 2000s, and the units are mostly two-bedroom or two-bedroom-plus-den layouts in the 900- to 1,100-square-foot range.
It is a resort-style building rather than a full-time residential one, though people do live there year-round. Most units were bought as recreational property, and a good number have been used as vacation rentals at one time or another.
If you're comparing buildings, the practical differences between Sable Ridge and most other Radium condo options are scale and amenities. This is not a four-unit walk-up. There is a strata with real common property to maintain, and this is reflected in both the fee and the reserve fund.
Is Sable Ridge whole ownership or fractional?
Sable Ridge is whole ownership. You own the unit outright, on title, the same way you would own a house — you can use it whenever you like, rent it out subject to the rules, sell it whenever you want, and finance it with a normal mortgage. This matters because Radium has two models, and people constantly mix them up. Fractional interval ownership in Radium is mostly found at Bighorn Meadows, which is a separate property with a different structure. With fractional, you buy a defined share of a unit and a defined block of weeks. It is cheaper up front and suits people who genuinely only want two or three weeks a year, but it is a different asset with a different resale market and financing.Neither one is better. They answer different questions. If you don't know yet which question you're asking, that's worth a conversation before you start looking at units. What have Sable Ridge condos actually sold for?
We pulled the sold data for the building rather than guessing. Between July 2024 and July 2026, there were 12 recorded sales at Sable Ridge. 11 of the 12 were two-bedroom units.Two-bedroom sold prices, July 2024 to July 2026
Two-bedroom units over that period sold between $320,000 and $365,000.Sales landed at an average of about 97% of the asking price.
That number is worth sitting with. It tells you sellers here are broadly pricing to the market rather than testing it, and that there is not much room between list and sold. If you are budgeting on the assumption that you'll negotiate 10% off, the data doesn't support that. The last 12 months: a tighter $320,000 to $330,000 band
Looking at the most recent 12 months on its own, 5 units sold, all landing between $320,000 and $330,000 — a notably tight band.In the 12 months before that, the range was wider, and the middle of the market sat higher, closer to $350,000.A fair reading: Sable Ridge two-bedroom units have settled into a fairly predictable range recently, a little below where they were sitting through 2024. That said, 12 sales over two years is a small sample, so treat this as a guide to the neighborhood rather than a precise valuation of any particular unit. Floor, view, condition, furnishings, and whether the unit has a den will each move a specific number within that band.View Radium Hot Springs Real Estate Market Report - July 2026What to ask before you write an offer on a Sable Ridge unit
The listing will tell you the square footage and bedroom count. These are the things it usually will not tell you, and they matter more.
What does the Sable Ridge strata fee cover?
Ask specifically what is included and what is billed separately. The number on its own tells you very little. A higher fee that covers heat, water, insurance, snow removal, and the pool is often better value than a lower fee where those costs are billed to you separately. Get the breakdown, not just the total. The depreciation report and the contingency reserve fund
A building of this age is approaching the point where bigger-ticket items — roofing, exterior finishes, mechanical, the pool systems — start coming due. You want to see two things: what the depreciation report says is planned, and what the contingency reserve actually holds against it.A well-funded reserve and a clear plan are a good sign. A thin reserve with major work coming is not a deal-breaker, but it is a number you should price into your offer.Strata minutes and special levies
Read the minutes from recent strata meetings. This is where you find out what owners are actually arguing about — and it is usually more informative than any document the seller hands you. While you're there, ask directly about any special levies that have been approved or discussed. "Discussed" counts. Can you rent out a unit at Sable Ridge?
Rental rules are set by the strata and by local bylaws, and both can change. Is the unit furnished, and what comes with it?
Units that have been run as vacation rentals often come furnished, and that shows up in this building.Either way, get a written list. "Furnished" means very different things to different sellers, and the gap between what you assumed and what's there on possession day is an expensive one to close.

Who Sable Ridge suits — and who it doesn't
Sable Ridge works well for people who want a lock-and-leave place in the valley. You close the door, drive home, and there is no yard waiting for you. For anyone chasing the mountain lifestyle without wanting to maintain a second property, that is most of the appeal.
It suits people who use the valley in both seasons — the hot springs and the Park in summer, Panorama in winter. It works particularly well for anyone splitting time between a city and the valley on a regular rhythm, because there is nothing to come back to except dust.It is less suited to someone who wants a big yard, a shop, or room for the boat and the trailer. That is a different kind of property, and there is plenty of it further down the valley. It is also not the right fit if you want total control over what happens to the building — you are one vote in a strata, and that is the trade-off for not owning a roof.Where is Sable Ridge?
