Short answer: Invermere was the strongest market in the Columbia Valley over the past twelve months. Detached homes rose about 10% to a median of $857,500, and sellers achieved 99.1% of their asking price — the highest figure of any area in the valley.


The year in numbers

Sales fell 30%. Prices rose 9%. That combination — fewer transactions at higher prices with sellers still getting 97% of ask — describes a market with limited supply rather than weak demand.

Detached homes did the heavy lifting

Every residential category in Invermere rose. That didn't happen anywhere else in the valley.
The detached number is the standout: an $857,500 median at 99.1% of asking. Across 34 sales, Invermere sellers were giving up roughly $8,000 on a $850,000 home. In Fairmont and Panorama, the equivalent gap was three to five times larger.
Townhouses moved sharply too — median up 21% to $498,500. Worth reading carefully, though: that's 24 sales dropping to 12, and a smaller sample can shift on the strength of a few newer units. The direction is real; the exact percentage is soft.

What's unique about Invermere

It's the valley's only genuine year-round market. Every other area in this series is dominated by recreational and second-property demand. Invermere has buyers who need to live somewhere — and that demand doesn't pause when interest rates wobble, or the recreational market cools.

The data shows it plainly. Across the valley, recreational areas fell 6–12% this year. Invermere rose 10%.

The affordable end is disappearing. Sales under $400,000 fell from 32% of the market to 21%. A year ago, roughly a third of Invermere sales were entry-priced. Now it's a fifth.

New construction is selling above ask. Properties built since 2020 achieved an average of just over 100% of asking price across 29 sales — the only build era in any valley area averaging above list. Buyers here are paying a premium for move-in-ready, and paying it consistently.

Building lots are the exception. At 92.4% of asking, land is the one soft category in an otherwise tight market — and lot prices did rise, from $124,500 to $150,000. Fewer people are buying land to build on, but the ones who are are paying more for it.

Timing

Invermere's busiest stretch is March through June, peaking in May. Unlike the lakeside and resort areas, it doesn't have a sharp summer spike — activity is spread more evenly across the year, which is what you'd expect from a market driven by people relocating rather than vacationing.

December is the quietest month by a wide margin.

What this means

If you're selling: this is the tightest market in the valley. A well-presented detached home is achieving 99% of ask. That said, sales volume dropped 30% — buyers are fewer, so pricing correctly at launch matters more than it did two years ago. The homes achieving 99% aren't the ones that sat and reduced.

If you're buying: there's very little negotiating room on detached homes, townhouses or condos here. The room is in building lots, which are trading at 92% of ask. If you've been priced out of the detached market, note that Invermere apartments rose to a $417,500 median — the attached market is no longer the cheap alternative it was.
