Sable Ridge in Radium Hot Springs: What Buyers Should Know

Sable Ridge sits at 7495 Columbia Avenue in Radium Hot Springs, built in 2007 and 2008. You are minutes from the hot springs themselves, a short drive to the Kootenay National Park gates, and close to the golf courses that bring a lot of people to this end of the valley in the first place.

Radium works well as a base. It is quieter than Invermere, the drive up the hill opens onto the Rockies, and you are still only about fifteen minutes from Invermere when you want a bigger grocery run or dinner out.

The part people get wrong: whole ownership vs. fractional

This is the most useful thing on this page, so we will put it near the top.

Sable Ridge is whole ownership. You buy the unit. It is yours, all year, the same way any condo would be. Every Sable Ridge sale we looked at over the past two years was a whole-ownership sale.

Elsewhere in Radium — Bighorn Meadows in particular — a large share of what trades is fractional interval ownership. You are buying a defined number of weeks per year, not the unit. It is a genuinely different product, and the prices reflect that. Over the last two years, fractional intervals in Radium sold at a median price of around $27,000, with most falling between $20,000 and $48,000. Whole-ownership condos in Radium sold at a median in the low $300,000s.

Those two numbers are not comparable, and that is the trap. Someone searching "Radium condo" sees a $25,000 listing and a $325,000 listing on the same results page and assumes one is a bargain. They are simply not the same thing.

Neither is better. Fractional can make good sense if you know you will use the place a few weeks a year and you would rather not carry a whole unit. But it is worth knowing which one you are looking at, because financing, resale, and what you can do with the place work differently. If you are unsure which category a listing falls into, ask — it is a thirty-second answer.

What Sable Ridge units have actually sold for

We pulled the sold data for the building rather than guessing. Between July 2024 and July 2026, there were twelve recorded sales at Sable Ridge. Eleven of the twelve were two-bedroom units.

Two-bedroom units sold between $320,000 and $365,000 over that period. Sales landed at an average of about 97% of asking price.

Looking at the most recent twelve months on its own, five units sold, and all five landed between $320,000 and $330,000 — a notably tight band. In the twelve months before that, the range was wider, and the middle of the market sat higher, closer to $350,000.

A fair reading: Sable Ridge two-bedroom units have settled into a fairly predictable range recently, a little below where they were sitting through 2024. That said, twelve sales over two years is a small sample, so treat this as a guide to the neighbourhood rather than a precise valuation of any particular unit.

For wider context, whole-ownership condos across Radium have firmed up over the same stretch, with the middle of that market moving from around $296,000 to around $318,000 across roughly 70 sales. So this is not a soft Radium market — it is a specific building settling into a specific range.

What to ask about before you write an offer

The listing will tell you the square footage and the number of bedrooms. These are the things it usually will not tell you, and they matter more.

The strata fee, and what it actually covers. Ask specifically what is included and what is billed separately. 

The depreciation report and the contingency reserve. A building from 2007 is now approaching the age when bigger-ticket items come due. You want to see what is planned and what is funded.

Minutes from recent strata meetings. This is where you find out what owners are actually arguing about.

Any special levies that have been approved or discussed.

The rental situation. 

Whether the unit is furnished and what conveys with it.

Who it tends to suit

Sable Ridge works well for people who want a lock-and-leave place in the valley. You close the door, drive home, and there is no yard waiting for you. For anyone chasing the mountain lifestyle without wanting a second property to maintain, that's the main appeal.

It suits people who use the valley in both seasons — the hot springs and the Park in summer, Panorama forty minutes away in winter. It is less suited to someone who wants a big yard, a shop, or room for the boat and the trailer. That is a different kind of property, and there is plenty of it further down the valley.
