Two things stand out.

Building lots were the busiest single category — 18 sales this year, up from 16. No other area in the valley trades this much land. But they trade at 92.9% of asking, the softest negotiation in Fairmont.

Condos (Apartments) rose 15% and achieved 98.8% of asking — the tightest figure in the area. That's on seven sales, down from sixteen, so the sample is thin, and the percentage shouldn't be quoted precisely. But the direction is clear: condo volume dropped sharply while the units that did sell went at nearly full ask.

What's unique about Fairmont

The widest price spread in the valley. A quarter of Fairmont sales are under $157,675. A quarter are over $731,250. The highest sale in the past two years was $2,145,000, the lowest $65,000. No other area covers that range — Fairmont contains both the valley's cheapest inventory and genuinely high-end property.

That spread is why the median is a poor summary here. Half the market is land and entry-level condos; the other half is detached homes at a $729,000 median. They behave differently and shouldn't be averaged together.
It's the valley's land market. With 34 lot sales over two years, Fairmont sees more bare land trade than anywhere else. Prices rose from $106,000 to $117,500, though negotiation stayed soft.

Detached homes are steady. 29 sales then 31 — the only area where detached volume actually rose. The median eased 6%, and the share of asking held almost exactly flat at 96.6–96.7%. Whatever moved elsewhere in the valley, Fairmont's detached market was consistent.

Roughly half the market is under $400,000 — 49% last year, 50% this year. Unlike Invermere, where the affordable tier is shrinking, Fairmont's has held steady.

Timing

Fairmont peaks sharply in May (24 sales over two years), with a secondary run from July through October. February and December are almost completely inactive — five sales and one sale respectively across two years.

The May concentration is the strongest single-month spike in the valley. For sellers, that argues for being listed and presentable by mid-April.

What this means


If you're selling: which half of this market you're in matters more than the area average. A detached home is trading at 96.6% of asking on stable volume. Land is trading at 92.9% and needs sharper pricing. Applying a valley-wide or even a Fairmont-wide assumption to a specific property is how listings end up sitting.

If you're buying: the negotiating room here is real and concentrated in land — 92.9% of asking on 18 sales this year. Condos went the opposite way at 98.8%, so don't expect much movement there. Detached sits in between.

If you're comparing: Fairmont offers the broadest range of entry points in the valley, and roughly half its market is under $400,000. If you want optionality on price, this is the area with the most of it. If you want a concentrated detached market, Windermere is more focused.
