The year in numbers

This is the most interesting pattern in the valley: prices came down, but the gap between asking and selling narrowed.
That's a repricing, not a rout. Sellers who came to market at realistic numbers this year got very close to them — closer than sellers did a year ago when asking prices were higher, and the discounts were deeper.
By property type

Detached homes — 39 sales, the bulk of this market — came down 8% but traded at 98.2% of asking, one of the strongest negotiation figures in the valley.
Townhouse and lot medians both fell, but on six sales each. Those are too thin to read as trends and are included for completeness only.
What's unique about Windermere
It's the valley's detached-home market. Roughly two-thirds of Windermere sales are detached houses, and the median sits above $700,000 — well above Radium ($352,500), Fairmont ($406,250) or Panorama ($337,500).
Only Invermere Rural is more expensive. The top end is active. Windermere recorded the second-highest sale price in the valley over the two-year period at $3,150,000 — behind only Invermere Rural — and three acreage properties traded at a $1,660,000 median this year at 97.9% of asking. While the $800k–$1.5M band thinned valley-wide, Windermere's upper tier kept transacting.
Newer homes are cheaper here, and they sell better. Homes built since 2020 have a median of $640,000 — below the 1980–2000 stock at $985,000 — and achieve 99% of asking. Older large homes on bigger lots carry the higher prices; newer, smaller, turnkey product moves faster and closer to ask.
Very little entry-level product. Only 18% of sales were under $400,000, the lowest share of any area in the valley alongside Invermere. If you're looking under $400,000, Windermere mostly doesn't have it.
Timing
Windermere is the most seasonally concentrated market in the valley. August (22 sales) and May (20) dominate, with July close behind. January, February and November are nearly dormant — three or four sales each across two full years.
This is the clearest recreational-buyer signature in the data: people see the property in summer and buy it in summer. For sellers, being on the market and well-presented by May matters more here than anywhere else in the valley.
What this means
If you're selling: the market repriced, and it repriced in a specific way — asking prices came down, and sellers then achieved 98% of them. The lesson in that number is that the discipline is happening at the listing stage. Coming to market at last year's price and reducing later is the path that produced the weaker outcomes.
Timing matters here more than anywhere else. Listing in October means competing for a much thinner buyer pool.
If you're buying: there's less negotiating room than the falling median suggests — 98.2% on detached homes means sellers are holding close to a price they've already adjusted. The room is in building lots at 94.5%, and in older properties.
